Oxnard New Construction Guide

Oxnard is in the middle of its largest building cycle in decades. Roughly 1,200 homes are proposed or under construction across the city, from detached condominiums near the beach to townhomes beside The Collection at River Park. This guide explains what each project includes, what it is likely to cost, and which stage it has reached, so buyers can compare geography, home type and price before touring a single model.

Coastal, master planned

Northshore Beachwalk at Harbor Boulevard and Fifth Street is the largest active coastal project, planned for 292 lots across roughly 90 acres, split between 183 single-family residences and 109 detached condominiums, with lot sizes from about 4,200 to 6,500 square feet and asking prices starting in the low 2 millions. Avalon Homes in Oxnard Dunes adds 56 single-family homes from 1,500 to 2,800 square feet and remains in proposal and review.

Coastal, inland

Portofino Place I and II brings about 120 townhome-style units from 990 to 1,050 square feet with prices expected from 500,000 upward. Borchard Teal Club Ranch is the biggest single entitlement in the pipeline at roughly 693 homes, mixing 220 single-family, 233 townhome and 240 condominium units with parks, rentable apartments and commercial space in an urban village format.

The Collection at River Park

The Wagon Wheel redevelopment around The Collection adds several attached projects inside walking distance of Whole Foods, REI, Target and dozens of restaurants: Mayfair with 88 condominiums, Park Place I with 78, Oxnard Flats with 144 units up to 2,336 square feet, and Park Place II with 33 townhouse-style condominiums just under 2,000 square feet. Prices for these generally start around 700,000.

Commercial investment nearby

Two commercial projects anchor the same neighborhoods: the 210-room Hyatt House on the harbor with a rooftop terrace and waterfront pool, and Karl's Adventure Village, a strawberry-themed redevelopment of the old Fisherman's Wharf buildings.

How to use this guide

Prices, unit counts and timelines come from city planning documents and builder releases and change as projects move through review, so confirm current availability with each builder before making an offer. Compare projects by neighborhood first: coastal sites near Oxnard Shores and Mandalay Bay carry the highest starting prices and the shortest walk to the sand, while inland sites around River Park trade beach access for walkable shopping and transit on Highway 101.
