In-progress, after all these years of personal investing, I'm finally getting licensed!

Oxnard, the Secret is in the name.

Oxnard, while its name may not have the same immediate appeal as Santa Barbara, Malibu, Montecito, or other renowned city names, it possesses unique qualities that foster seclusion and exclusivity. 


Inquiring about people's perceptions of Oxnard before my relocation here, I encountered distinct responses. The younger crowd, aged 30 and below, often responded with a dismissive 'Ewww, Oxnard?' The older demographic, ranging from their 40s to 50s, tended to associate the city with a significant Latino presence. However, having relocated here and lived in Oxnard for over a year now, I've come to understand both perspectives. The former reflects a typical uninformed judgment, rooted in assumptions, while the latter is indeed accurate.


The uninformed reaction of 'Eww Oxnard?' paralleled my experience five years ago when I purchased another property in Oceanside, California. Many individuals questioned my choice, suggesting I invest in locations like La Jolla or Carlsbad instead. However, this perspective overlooks a crucial aspect of investing. 


- Why invest in an area where property prices are already at their peak? 

- Why engage in bidding wars for properties? 


Viewing the California coast as a premium location in general, the strategic approach is to invest in the most promising yet reasonably priced locale. 


This strategy yielded exceptional results in Oceanside. While the entire San Diego coast had reached its price ceiling, Oceanside remained an attractive option. The advent of remote work due to the pandemic prompted a surge in interest from people seeking alternative places to live. Consequently, Oceanside's real estate market experienced a rapid and substantial upturn. 


As an example, excluding market volatility, the property I acquired in Oceanside, just one block from the ocean with a rooftop deck, was valued at approximately $1.5 million two years ago, whereas I purchased it for $680,000. If I had sold it three years later, considering only my initial investment, the profitability would have been around 680% ((Sale Price - Purchase Price) divided by (Sunk Costs).


Regarding the observation about the Latino population in the area, this statement holds true. However, it's important to acknowledge that Oxnard is a region rich in coastal agriculture, steeped in farming history, and boasting a diverse cultural heritage, including Latin and Chumash influences. Oxnard's claim to fame is its billion-dollar strawberry industry, which significantly contributes to the local economy. Personally, like many parts of California, I appreciate the historical significance and diversity of both the area and its people.


In summary, I want to emphasize that Oxnard is a hidden gem frequently overlooked as travelers journey along Highway 101 towards more well-known tourist destinations. If you are searching for the next promising investment opportunity with substantial returns, there's no better place on the California coast than Oxnard and Port Hueneme. While this area may not be fully developed or saturated like La Jolla or similar locales, exercising patience here can lead to significant returns on your investment. Change is on the horizon, and as interest rates begin to decrease and recovery takes hold, this region is poised for a renaissance.
